Every team that buys leads relies on address verification to keep its data clean. But "verified" only means the mail will arrive. It says nothing about whether there is a homeowner behind the door. We looked at the property behind 500,000 real US address lookups. The gap is bigger than most teams assume.

If 18.9% of your deliverable addresses are not single-family homes, a chunk of every list you buy or capture is spend that will not convert. Filtering on property type before the dial or the mail drop protects cost per acquisition more than another deliverability pass does.
For home services
Roofing, solar, HVAC, and lawn crews sell to owned single-family roofs. With a measurable apartment, condo, manufactured, and multi-family share, plus 13.4% that cannot be confirmed as valid, routing crews on deliverability alone sends trucks to addresses that cannot buy the job. Property type is the qualifier.
For real estate
With a median estimated value of $270,643 and a home type on every record, agents and PropTech teams can segment farm lists by property class and value band instead of blasting a whole ZIP. The 13.4% that cannot be confirmed is worth stripping before any door-knock plan.
This report covers 500,000 successful address lookups made through the AddressVerify API, after excluding internal testing traffic. Only aggregate, non-PII figures are reported. No individual address and no per-customer cut ever leaves the database.
Sample caveat. This is AddressVerify's own customer traffic, which skews toward lead-generation and home-services use cases. Read it as "what those address lists look like," not as national mail statistics. The headline figure holds across customer segments and time periods, so it is not an artifact of any single account or stretch of activity.
Derivations. Deliverability is the API's addressValid flag; home type is the homeType classification. The 13.4% invalid share is addresses that could not be confirmed as a valid residential address; the stored data does not distinguish PO boxes, non-residential buildings, or nonexistent addresses within that bucket, so none is reported. Value figures are computed over the valid lookups that returned a homeValue.
